The total solar eclipse on August 12, 2026, will drive a significant increase in accommodation demand across numerous municipalities on the Iberian Peninsula located within the path of totality. However, market behavior will not be uniform across the territory. According to a Bachelor's Degree Final Project carried out at the University of the Balearic Islands (UIB), under the supervision of a researcher from the Institute for Cross-Disciplinary Physics and Complex Systems (IFISC, CSIC-UIB), the Balearic archipelago exhibits a significantly more stable response than that observed across much of the peninsular interior.
The study combines data analytics tools with methods inspired by statistical physics to examine the evolution of tourist accommodation availability and pricing. To achieve this, the researchers analyzed data from Booking.com gathered three months prior to the eclipse using automated information harvesting and processing procedures.
The research addresses the accommodation market, including both hotel establishments and short-term tourist rentals, as a complex system subjected to an external demand shock. From this perspective, it analyzes how the availability of beds and prices simultaneously fluctuate when an exceptional event concentrates a high volume of visitors in specific geographic areas.
The work utilizes statistical tools, data analysis, and visualization techniques to compare the anticipated situation during the week of the eclipse with an equivalent control week, enabling the identification of differences in the behavior of various territories and accommodation types.
The results show a stark contrast between the peninsular interior and the Balearic archipelago.
In the analyzed peninsular strip, 73% of municipalities exhibit supply depletion rates exceeding 90%, reflecting very limited availability during the eclipse dates. Simultaneously, establishments that remain available experience massive rate hikes, with a median increase of over 290% compared to the control week, and some cases surpassing 600%.
In the Balearic Islands, by contrast, the observed behavior is considerably more stable. The high capacity of the tourism market during August appears to cushion the additional impact associated with the eclipse. In Menorca and Ibiza, both located outside the zone of maximum totality duration, price distributions remain very close to those recorded during the control week, with no relevant changes observed across the market as a whole.
Mallorca represents the most unique case in the study. Although a significant portion of the island lies within the zone of highest eclipse intensity in the Balearics, the analysis does not detect widespread depletion comparable to that observed in numerous peninsular municipalities.
Nevertheless, differences do emerge among various types of accommodation. On one hand, traditional hotel infrastructure shows a median price increase of around 9%, reflecting a moderate evolution compared to the baseline week.
In contrast, the vacation rental market exhibits more heterogeneous behavior. Although the median price drops slightly, higher-end accommodations record increases exceeding 15%, with some rates topping 3,300 euros per night. These results suggest that the largest price hikes are concentrated within a narrow market segment rather than extending generally across the entire supply.
The study indicates that the scale of the tourism market plays a major role in responding to an exceptional surge in demand.
While many municipalities in the peninsular interior feature limited supply, which drives rapid depletion of availability and sharp price spikes, the high volume of beds available in the Balearics during the peak season helps absorb a significant portion of the eclipse's impact without substantially altering overall market dynamics.
The authors note that this type of analysis illustrates the potential of tools derived from statistical physics and data science for studying complex socioeconomic systems and anticipating the effects that major events can have on the tourism market.
